An existing shopping center with an abandoned 52,000 sf building, Williams + Paddon was tasked with dividing the building into three separate and distinct tenant spaces in order to increase leasability. Our team redesigned the building façade architecture to create a strong visual appeal from the main roadway, incorporated a new HVAC and power infrastructure for a multi-tenant layout, upgraded the electrical, performed seismic upgrades of the roof and framing, and added a new fire pump room with equipment. The new façade design was composed as a series of massing elements with plainer features used to draw distinction between each of the future tenants, address both identity and signage potentials, and provide for a backdrop for application of varying materials.
